Powered-land shortlist

About 20 candidate sites in a region you name in the Netherlands, Great Britain or Germany. Each comes with its area, the nearest substation and its distance, the headroom or congestion status where the grid operator publishes one, zoning, permits and events nearby, and the owner where the land registry gives it. Dutch sites also get the distance to Natura 2000, and Dutch and German sites the land price of the region. A research report for €4,950 excl. VAT, delivered in 5 working days.

Order a shortlist for your region.Name the region and what the site is for: size, voltage, use and what to avoid. We reply within 3 working days with the brief. €4,950 per report, excl. VAT.

The sample is a shortlist for Noord-Brabant: 20 sites of 10 ha or more next to a substation of 150 kV or more, outside Natura 2000 areas, picked from the 715 candidate sites we hold in the province. It is built from public facts only, so the grid status and the owners are left out.

What is in it

Every fact links to its source. What we hold differs per country:

For each siteNetherlandsGreat BritainGermany
Site and areaCadastral parcels, alone or merged with adjacent ones (Kadaster), and business parks with land for sale (IBIS)HM Land Registry title polygons (England and Wales), England's brownfield land registers and Scotland's Vacant and Derelict Land SurveyCadastral parcels from each Land's cadastre
Nearest substationName, voltage, operator and distance (OpenStreetMap, TenneT)Primary or bulk supply point, its operator and distanceName, voltage, operator and distance, and the nearest transmission substation
Headroom or congestionOfftake and feed-in congestion per station, from the capacity map of Netbeheer NederlandDemand and generation headroom in MW or MVA, from the network operators' heat mapsConnection capacity the transmission and distribution operators publish
ZoningThe zoning plan in force and its designation (Ruimtelijke plannen, Omgevingswet)Green belt, conservation areas and other designations (planning.data.gov.uk)Land-use plans where a Land publishes them, regional plans, cadastral land use
Natura 2000Distance to the nearest area and the nitrogen space its register shows (AERIUS)Not yet: we hold no protected-area layer for Great BritainNot yet: we hold no Natura 2000 layer for Germany
Land priceFarmland price of the province: Eurostat, and the Kadaster's quarterly figureNone held yetFarmland price of the Land (Destatis)
Permits and events nearbyPermit notices in the municipality and within 5 km (Officiële Bekendmakingen)Renewable and NSIP projects and brownfield permissions within 5 kmUVP procedures in the municipality and designated wind and solar areas within 5 km
OwnerWe buy the Kadaster's owner record (BRK eigendomsinformatie) for each parcel of the shortlisted sites only, never in bulk.We buy the register of each title of the shortlisted sites only, never in bulk: from HM Land Registry in England and Wales (£7 a title), and from Registers of Scotland in Scotland (£3 + VAT a title sheet). The German land register (Grundbuch) is open only to those with a legitimate interest (§ 12 GBO), so we find the owner through the municipality, public plans and company registers, and say where we could not.

Each site also gets what to check before anyone spends money on it: a zoning change it would need, a Natura 2000 area close by, high water stress, other sites competing for the same substation, battery or data center plans nearby.

How it works

  1. Your brief. The region (a province, Land, county or local authority) and what the site is for: the area you need, the voltage or capacity, the use, and what to leave out.
  2. Our reply within 3 working days, with the brief as we understand it.
  3. The report within 5 working days of your go-ahead: a report that prints to PDF, and the list as a spreadsheet. The owners are looked up at the land registry for the shortlisted sites only.

€4,950 per report, excl. VAT: about 20 sites in one region, the owner of every parcel or title the land registry gives us (in Germany, owners from public records only, as the brief will say), and a 30-minute call to walk through the list. Invoiced on delivery. Owners of further sites, a closer look at one site, or a shortlist kept up to date are quoted on their own.

What it is not

The shortlist is research from public registers and open data. It is not investment advice, a valuation or an offer: we do not recommend buying or selling any asset or share, we do not negotiate or pass on offers for anyone, and the report does not contact owners on your behalf. Read our terms.
